Minnesota Rental Property Management

Rental Property Management Company in Minnesota

Freedom Rental Property Management is a full service rental property management company in Minnesota. From our office in Maple Grove, we manage single family homes, townhomes and small multifamily rentals for owners and investors across the Twin Cities metro, from Minneapolis to the north and west suburbs.

Our Twin Cities property management covers the whole rental cycle: rent pricing and marketing, tenant screening, leases, rent collection, maintenance and repairs, inspections, owner accounting, and the legal notices Minnesota requires. We’re rental property owners ourselves, so we manage every home the way we’d want ours managed, with clear communication and no surprises.

Minnesota landlord-tenant law changed significantly in 2024, and each city adds its own licensing and inspection rules on top. Below is a plain-language summary of the statewide rules every Minnesota landlord follows, plus links to our city pages for local licensing, inspections and utilities.

Minnesota landlord rules every rental owner should know

Minnesota landlord-tenant law lives in Minnesota Statutes Chapter 504B. The legislature has changed it often in recent years, so here are the statewide basics owners trip over most. Cities can add their own rules on top of these.

Security deposits

Minnesota doesn’t cap the size of a security deposit, but the deposit earns 1% simple interest. Within 21 days after the tenancy ends and you have the tenant’s forwarding address, you must return the deposit with interest or send a written statement of what you kept and why (5 days if the unit was condemned). Miss the deadline and you can owe a penalty equal to the amount withheld, plus more if a court finds bad faith. (Minn. Stat. 504B.178)

Entering the rental

Since January 1, 2024, you need a reasonable business purpose and must give at least 24 hours’ notice with a time or window of entry, between 8 a.m. and 8 p.m. unless the tenant agrees otherwise. Emergencies are the exception, and if you enter while the tenant is out without prior notice, you have to leave a written note. (Minn. Stat. 504B.211)

Late fees

A late fee has to be in a written lease and can’t be more than 8% of the overdue rent. (Minn. Stat. 504B.177)

Evictions for unpaid rent

Before you file an eviction for nonpayment, you must deliver a written notice at least 14 days ahead with an itemized accounting of what’s owed and the required statutory language. A case filed without it is dismissed and the record expunged, and some cities require a longer notice period. (Minn. Stat. 504B.321)

Certificates of Rent Paid

Every renter needs a Certificate of Rent Paid (CRP) by January 31 for the prior year’s rent. Starting with 2024 CRPs, the Department of Revenue requires landlords to create them in its e-Services system. (Minnesota Department of Revenue)

Rental licensing is local

Minnesota has no statewide rental license. Each city decides whether to license rentals, how often to inspect and who holds the utility account, and the rules vary a lot across the metro. Our city pages below cover each one.

This is a general overview, not legal advice. Laws change, so check the current statute or talk with an attorney before relying on it.
