Rental Property Management FAQ

We're a full service rental property management company.  We take care of as much as we can for you including leasing, maintenance, tenants, and turn overs so you can focus on other things.  More detail is available on the pricing page

You'll have a senior property manager that's been managing since 2010 manage your property.  We're rental property owners ourselves and will manage your property with an owner's mindset.  Read more about Nick and his style here.  You will have one point of contact and won't be dealing with PM turnover as with other companies. 

We have owner friendly competitive pricing.  We're not going to have a locksmith bill you $250 to rekey a lock each time somebody vacates like other PM companies.  Instead we will replace the lock or re-code it in minutes to save you money.

Our agreement to provide services is ongoing and can be canceled with a 60 day notice anytime.

Residents will submit a maintenance request through the mobile app and it's tended to as soon as possible from a vendor that's properly skilled, reasonably priced, and is available within a reasonable amount of time.  If the maintenance costs will total $500 or more, the property manager will contact you (the owner) for approval prior to starting work, unless it's an emergency or turnover. 

A summary of maintenance requests and costs are provided on the monthly owners statement.  

As a smaller company we could accommodate this, but as we've grown it's just not scalable.  Half of owners ask this question, and for us managing hundreds of rental units, we can't manage hundreds of different handymen.  There are other reasons this isn't a good idea and we wrote a more thorough explanation here about rental owners doing their own maintenance .

We encounter this often and furnished homes for rent are uncommon and not very sought after.  The short answer is "no" we don't manage furnished homes. 

In 99% of cases, tenants don't want the furniture and aren't willing to pay more rent for it either.  From a management standpoint, managing various pieces of furniture in various used states, then holding tenant accountable if they damage the furniture and figuring out depreciation on them isn't something we're interested in.  

Our recommendation is to sell the furniture on facebook marketplace. 

Yes, but keep two things in mind. 

  1. 80% of tenants have a pet, so we've just cut out most interested people from renting the home. 
  2. If people want the home bad enough, they'll just contact their doctor and get a ESA note for their pets, and then by law we must accept them without ability to charge any pet deposit. 

Apologies, at this time we don't offer this service.  We provide full service rental management.  Check out our pricing and you'll find it isn't much more expensive than paying somebody else a full month of rent to place a tenant. 

We're staffed right for the number of units we're managing and summertime is very busy serving the full service managed customers we have and turnovers at their homes.  Adding numerous one time tenant placements just adds to the summertime workload temporarily and unpredictably, and isn't a good experience for our staff.

We send out owner payments on the 8th and 9th of the month as 95% of rents will have been paid by then.  We ACH the funds directly to your bank account, which takes 5 business days to clear all the bank checks.  As soon as there is a faster way to transfer these funds to you from our PM software, we'll do it. 

A given month's rents will arrive to you around the 14th of the month, so you'll want additional funds available to pay the mortgage on the 1st (two weeks prior). 

Yes we use a rather costly software to run our business that provides not only an administration panel for us to stay organized, a tenant portal, but also an owners portal.  Within the owners portal you may view your properties, tenants, maintenance requests, and financial reports.

Section 8 residents and dealing with the section 8 office and their inspections is much more time consuming.  For an additional fee, yes I may manage them.  Please contact me and let's have a conversation.

At this time there isn't a guarantee like that.  The other companies offer this guarantee with the stipulation you must allow them to set the rent price, which will be below market to attract a lot of attention and applicants.  Our goal is for you to maximize your profits, and sometimes that means pricing it right and being a little patient.
