What does property management cost in Crystal?

How does the Crystal MN rental license work?
Crystal requires every rental dwelling to be licensed and inspected annually, and a license is valid for twelve months from issue. Each unit must hold a valid license before it can be occupied (City of Crystal rental license).

Crystal sends a renewal application roughly 90 days before the license expires, and the renewal and fee are due within 30 days or late fees apply. Correction orders from an inspection must be completed within 30 days, followed by a re-inspection. Where corrections are not urgent but are not finished, the City Council can issue a conditional license giving up to 60 more days. Properties with Relative Homestead status and church parsonages exempt from property tax under Minnesota Statute 272.02 do not need a license.
Who pays the city utilities on a Crystal rental?
Tenants can pay the city utility bill, but the account stays in the owner name.
Before Crystal will issue or renew a rental license, the owner must certify that property taxes and utility bills are current, so the utility account and the license are directly linked.
Crystal utility billing can be reached on 763-531-1000. We set this up at move in so the right party is on the account from day one, which is the most common source of a surprise balance at move out.
Worth re-checking rather than assuming. More metro cities are dropping tenant payments on city utility accounts entirely, so whatever Crystal allowed when you bought may not be what Crystal allows now. We confirm it at onboarding.
