Full service rental property management in Golden Valley, MN
Golden Valley licenses rental dwellings for $125 a year and inspects single family homes once every three years on a fixed July cycle. Freedom Rental Property Management handles the license, the inspection date and the local agent requirement for owners outside the metro.
We manage single family homes, townhomes and small multifamily rentals: pricing and marketing, tenant screening against written criteria, electronic leasing, rent collection and monthly owner statements, maintenance coordination with after hours on call, and an annual inspection with a photo report. There is no markup on vendor invoices.

What is the Golden Valley rental license?
Golden Valley requires a rental dwelling license for single family homes, duplexes and twin homes, townhomes, condominiums and multifamily buildings of three or more units. The fee is $125, submitted with the application, and licenses renew annually and are not prorated (City of Golden Valley rental licensing).
Golden Valley inspects on a fixed three year calendar rather than from your license date, and the month depends on property type. Single family homes are inspected every three years on July 1. Twin homes and duplexes are inspected every three years on May 1. Condominiums and townhomes are inspected every three years on September 1. Apartment buildings have their common spaces and exteriors inspected every year, with one third of the units inspected annually.
Two requirements catch out of town owners. An owner who lives outside the Twin Cities metro counties must name a local agent on the application, and the applicant must be current on both property taxes and city utility accounts before a license will issue. Homes rented to relatives are exempt from the license requirement entirely.
Who pays the city utilities on a Golden Valley rental?
Tenants can pay the city utility bill, but the account stays in the owner name.
The Golden Valley city utility bill covers water, sanitary sewer, street lights, storm drainage, recycling and the state water testing fee.
Golden Valley will not renew a rental license until the water and sewer bill is paid in full, so an unpaid utility balance can hold up the license itself. The city buys its water from Minneapolis.
Golden Valley utility billing can be reached on 763-593-8016. We set this up at move in so the right party is on the account from day one, which is the most common source of a surprise balance at move out.
Worth re-checking rather than assuming. More metro cities are dropping tenant payments on city utility accounts entirely, so whatever Golden Valley allowed when you bought may not be what Golden Valley allows now. We confirm it at onboarding.
